Methuen, MA – April 13, 2026 – NAI Parsons Commercial Group Boston is pleased to announce the successful leasing of 65,280 square feet at 46 Old Ferry Road in Methuen, Massachusetts, a newly constructed Class A industrial facility owned by Patriot Holdings and managed by its property management company, Patriot Properties.

Alex Berger, Matt Quinlan, and Kurtis Gibbs of NAI Parsons exclusively represented the landlord, Patriot Properties, in the transaction. Chris Goodnow of Goodnow Real Estate Services represented the tenant, Armada, Inc.

Armada Merchandise, a global merchandiser specializing in branded apparel and product distribution, will occupy the space to support its distribution operations and expand its regional footprint.

Completed in 2024, 46 Old Ferry Road totals 147,840 square feet and features 36-foot clear heights, 21 loading docks expandable to 30, a drive-in door, heavy power, and 150 parking spaces with potential for outdoor storage.

Approximately 83,000 square feet remains available for lease. Limited new Class A construction in the Greater Boston and Southern New Hampshire industrial market continues to drive demand for modern, high-clear-height distribution space.
